Paralegal - Lease Administration

§    Drafting and negotiating legal documents for the management groups' portfolio of properties.  These documents include: retail leases (earnouts), subordination, non-disturbance and attornment agreements, tenant estoppels, assignments, amendments, license agreements and easement agreements.

§    Assisting the Leasing Group with implementing various legal document requests in an extremely short timeframe.

§    Review and research use restrictions for the properties by reviewing and analyzing each property's Declaration of Easement and Restriction Agreements and Operating/Reciprocal Easement Agreements, along with individual leases' use restrictions.

§    Review and research of closing documents including: purchase and sale agreements, management agreements, title policies, surveys and legal descriptions.

§    Utilizing JD Edwards database to input and extract lease information pertaining to rents, square footage, and various lease terms for the portfolio.

§    Tracking and monitoring work assignments through a spreadsheet using Excel.

Paralegal, Law/Leasing Group

§    Maximized client satisfaction by successfully meeting Group’s guidelines for completing leases and ancillary documents.  Guidelines included: meeting extremely tight turnaround parameters for drafting initial lease drafts to existing and potential mall tenants; and effectively responding to comments, revisions and transmittals of fully executed leases. 

§    Managed all ATM and antenna lease deals for the entire portfolio. 

§    Completed lease deals and various projects for high profile centers within the portfolio such as Oak Brook Center and Water Tower Place.

§    Successfully assisted the Finance Group in the timely completion of tenant estoppels projects so as to meet the lending deadlines set by the financial institutions. 

§    Tracked and reported billable hours in order to maximize reimbursable billings on Joint Venture Properties with a goal of $375,000.00 for such billings in 2006 by the Law/Leasing and Operations Group.

§    Managed facility database of 60 properties using Facility Wizard software.

§    Assisted in preparation of annual $1.8 million departmental budget.

§    Managed monthly forecast to ensure proper planning and accuracy for departmental expenditures.

§    Managed outside moving company to coordinate internal office moves of employees, furniture and equipment.

§    Conducted billing audit to identify and resolve billing inaccuracies
